Living in a London serviced apartment for three months or longer
Yes. Some London residences take bookings lasting several months, including buildings with a three-month or 90-night minimum. Agree the full dates at the outset and choose an apartment you can use comfortably every day.
How long can you stay?
The residence sets its booking terms. Some accept short visits as well as extended stays; others concentrate on longer bookings. A minimum tells you the shortest stay accepted, not the longest stay available.
- Darley House, Mayfair: 90-night minimum.
- Calico House, City of London: normally three months, with occasional shorter openings.
- Hill Street, Mayfair: three-month minimum recorded by our team.
- Amberley, Mayfair: enquiries from six months.
Three calendar months and 90 nights can end on different dates. State the arrival and departure dates in your enquiry so the residence prices the right period. Our three-month and six-month collections separate recorded minimums from options that need a quote.
See three-month apartments and six-month apartments for building-specific minimum stays.
What are the disadvantages of a long serviced stay?
You are paying for furnishings and services, including ones you may rarely use. There may be limited space for your own furniture, restrictions on pets, and less storage than you need. A booking can also have expensive early-departure terms.
A flat that works for a holiday can be awkward for everyday life. Check where you will dry clothes, store luggage and sit for a full working day. If two people keep different hours, a separate bedroom and a door between the sleeping and living areas may matter more than a larger open-plan room.
Agree extensions before you need one
If your move-in date elsewhere is uncertain, ask how much notice an extension needs and whether you could have to change apartments. Get the price and process for extra nights, along with the deadline for shortening the booking.
For a work placement, put the invoice recipient and payment schedule in the original enquiry. For a family move, give the full guest count and any cot, pet or access requirements.
Is the London 90-day rule a limit on your stay?
It is not a universal guest-stay limit. City Hall’s short-let guidance concerns the use of residential property as temporary sleeping accommodation. Its exemption from planning permission has conditions, including a maximum of 90 short-let nights across a calendar year and a council-tax condition.
That is separate from an operator setting a 90-night minimum. The operator and local council can explain the planning position and occupation terms for the address. City Hall publishes the fuller explanation under “Guidance on short term and holiday lets in London”.
When a residential rental is worth comparing
If you want to settle for longer, bring furniture or manage your own bills, compare residential rentals. Put the rent, furnishings, bills, cleaning and moving costs beside the serviced quote. Read the agreement for each option before deciding.
For a furnished base between homes or during a placement, send the team your dates, monthly budget and regular destinations. Include any uncertainty about your departure date.
